Calculated from the Bright MLS Agent Production & Inventory Report labeled January 1, 2017–August 31, 2026, with residential property classifications checked against the transaction export. For each qualifying property, sold price was divided by the reported list price; those 56 percentages were then averaged, giving each property equal weight.
This historical sample includes Michael or Stephanie as the primary listing agent and counts each MLS number once. Buyer-side records, two land transactions and ambiguous co-list/co-sell entries are excluded. It is not an Annville-only figure, a complete team-wide seller history or an original-list-price measure. Traditional listing or direct cash offer: compare the tradeoffs
A traditional listing markets your Annville home to potential buyers, who may use cash or financing. That exposure can create competition, but preparation, showings and buyer response take time and do not guarantee a higher price. Discuss an as-is listing if you want to limit repairs before selling.
A direct cash buyer may offer fewer showings or take on repairs and cleanout. Confirm those terms in writing. An investor may factor repairs, resale costs and profit into the offer; not every cash buyer has the same goals or pricing. Begin with the offer price and subtract mortgage and other lien payoffs, negotiated brokerage compensation, seller concessions, repair allowances, seller-paid settlement charges, applicable transfer taxes and prorations. Use the actual agreements and estimates; no single cost percentage fits every sale.
Then include preparation, repairs and cleanout paid outside closing, plus carrying costs under realistic timing scenarios. Count each expense once. Keep the estimated settlement payout separate from the amount left after your earlier selling expenses; net proceeds are also different from taxable gain.
Compare the resulting figures alongside the work saved, your moving needs and the risk of each contract. A lower offer can leave more after expenses, but a cash label alone does not tell you which offer has the better net.

Is the highest offer always the strongest?
No. Compare net proceeds, financing, appraisal provisions, inspections, other contingencies, deposit, settlement and possession. A higher price with substantial credits or uncertain completion may serve your goals differently from another offer.
What does it cost to sell a home in Annville?
Costs depend on your property, agreements and transaction terms. A proceeds estimate can include negotiated brokerage compensation, agreed concessions, applicable transfer taxes and settlement charges, payoff amounts, preparation, repairs and prorations.
