What the numbers mean locally
More choices for buyers
End-of-month inventory rose from 32 homes in July 2025 to 41 in July 2026. Buyers have more properties to compare, although choice still varies significantly by price range, home type and township.
More completed sales
Fifteen homes closed during July 2026 compared with six one year earlier. That increased activity is important context when interpreting the lower monthly median sold price.
Longer marketing time
Median days on market increased from 23 to 45. Accurate pricing, presentation and early showing activity matter more when buyers have additional options.
Did Annville home values fall?
The July median sold price was $250,000, compared with $350,450 in July 2025. That does not mean every Annville property lost value. A monthly median reflects the particular homes that closed during that period, and these are relatively small samples. Differences in township, property type, size, condition and price range can move the median substantially.
A property-specific comparative market analysis is more useful than applying the market-wide median to an individual home.
Is Annville a buyer’s or seller’s market?
With 2.9 months of available supply in July 2026, Annville still had limited inventory relative to the recent sales pace. However, rising inventory and a longer median marketing period make conditions more balanced than a simple seller’s-market label suggests. Well-positioned homes can still attract competition, while overpriced or poorly presented listings may take longer to move.
What this means for your next move
For Annville sellers
Use comparable sales from the correct township and price range. Prepare the home before launch, watch showing activity closely and respond to market feedback before the listing becomes stale.
For Annville buyers
Organize financing before touring, compare the full monthly cost and use neighborhood-level sales—not only the asking price—to decide how aggressively to offer.
For new-construction buyers
Compare the finished price after homesite premiums and selections, confirm the municipality and school district, and arrange representation before your first builder registration.
