EVIDENCE-FIRST LOCAL TRACKING

What this tracker covers

The core coverage area is Annville Township, North Annville Township, South Annville Township and Cleona Borough. A separate section includes major communities and proposed projects in the nearby North Londonderry search area, because postal names, buyer search patterns and municipal boundaries do not always match.

This is not a list of every building permit or minor lot subdivision. Projects are included when a named development can be supported by a municipal, state, builder, developer or similarly direct public source. Availability, pricing, incentives and completion dates change quickly and are intentionally not treated as permanent facts here.

Status key

Now selling / building

A current builder or operator page shows active sales, available homesites, quick-move-in homes or construction activity.

Approved

A public body approved a named plan or phase. Approval does not guarantee that every home is built or available for purchase.

Proposed / under review

A preliminary plan, application or hearing is documented, but final approval or a sales launch has not been verified.

Completed / established

The documented project or phase has opened or been substantially built. Current resale or rental availability must still be checked separately.

How the tracker is maintained

Municipal minutes, agendas, state notices and housing-agency records establish planning and approval milestones. Current builder or operator pages establish whether a community is actively marketed, but do not prove municipal approval, exact future buildout or availability of every home. When a reliable unit total cannot be reconciled, this tracker says so instead of estimating.

Age-qualified labels reflect current builder marketing, not a legal interpretation of recorded occupancy rules. Buyers should review the declaration, association documents and contract for the specific property. School assignments, municipal boundaries, fees, utilities and plans should also be independently verified.

Before registering at a model home, compare the municipality, complete price, association obligations, inspections, builder contract and resale alternatives with an agent representing your interests.
