Map your actual campus routine
LVC’s main address is 101 N. College Avenue, Annville, PA 17003. Use that for an initial look, then ask your college contact for your regular building and permitted parking area. Academic and administrative visits
Find your destination by name, such as Humanities/Administration, Blair Music Center, Bishop Library or Clyde A. Lynch Memorial Hall. A route to the college’s mailing address may finish somewhere different from your day-to-day arrival.
Health professions and athletics
Locate the Arnold Health Professions Pavilion, PAM Health School of Nursing, Arnold Sports Center or Heilman Center as appropriate. Confirm the entrance and permitted lot with your contact before your first visit.
Measure the complete trip: home → permitted parking → building entrance. If you expect to walk, inspect sidewalks, crossings, lighting and the full route. For a driving commute, try your expected arrival and departure times. Include a second household commute when relevant.
LVC separates parking by user group and permit assignment. A visitor’s parking option may differ from an employee’s. Check the college’s current instructions rather than treating an open space as permission to park.

Six areas to include in your home search
These are comparison areas, not rankings. Housing type, parking, utilities and travel time vary by property. Use the route links as starting points, then replace the town center with an actual listing and your campus destination.
1. Central Annville
Search focus: Explore the streets around campus and Main Street when proximity is a priority. Compare available apartments, attached homes and detached homes on their individual features. At a showing: Check off-street parking, shared access, stairs, storage and heating/cooling. Test the entire walk to your building and the evening setting on that particular block.
2. North Annville Township
Search focus: Widen the search north of the town center to compare detached homes, farms and larger parcels with your central Annville options. The rural Annville guide explains the additional land and property questions.
At a showing: Confirm the route from the driveway, road conditions and loading access. Verify public versus private water/sewer, heating fuel and internet service at the exact address; do not assume one arrangement covers the township.
3. South Annville Township
Search focus: Compare existing homes with any available new-construction options south of central Annville. Examples to research include The Townes at Mayapple Woods for established townhomes and Candler’s Pointe for new-construction townhomes. Check current listings and community terms.
At a showing: Ask about association responsibilities, completion and possession dates, sidewalks and the route back to campus. Confirm taxes, utilities and any ongoing fees.
4. Cleona
Search focus: Include Cleona east of Annville when comparing housing along the Route 422 corridor. Try a campus trip with your normal grocery or pharmacy stop included.
At a showing: Confirm the municipality, parking layout, traffic at the driveway and the home’s condition. Compare the actual all-in cost with your Annville choices.
5. Lebanon
Search focus: Look farther east when you want a broader set of listings or have other regular destinations around Lebanon. Compare individual addresses instead of using a single “Lebanon commute.”
At a showing: Distinguish Lebanon City from surrounding municipalities and mailing addresses. Check parking, access, services and the full trip at the times you will travel.
6. Palmyra
Search focus: Compare options west of Annville, especially when another regular destination is toward Hershey. Evaluate both trips before choosing a home between them.
At a showing: Confirm the municipality and check the full ownership or rental costs, property condition and parking. Test the campus route during your expected workday.

Rent first, buy now, or keep both options open?
Start with how long you expect to stay, how much you know about the area and when you need possession. Renting can give you time to test a routine. Buying can fit a longer-term plan when a suitable home and your finances align. The right choice depends on the actual properties and terms available.
For a rental search
Confirm availability with the listing contact. Ask about lease start and end dates, deposits and fees, pets, parking, laundry, utilities, maintenance and renewal terms. If you need a shorter stay, obtain the actual lease terms before planning around it.
For a purchase search
Review financing and upfront funds with your lender. Compare taxes, insurance, utilities, maintenance and any association fees alongside the purchase price. Coordinate inspection and possession details before booking a move around an anticipated closing date.

Buy a home now, keep it as a rental later?
For some buyers, a home near LVC could serve two purposes: a place to live during college or a local job, then a long-term rental after graduation or a move. A family purchasing for a student may also want to explore that possibility. The useful approach is to evaluate the home twice: first for your own needs, and then as a potential rental that must stand on its own financially.
For students, start with LVC: owning a nearby home, or having a parent purchase one, does not automatically satisfy the college’s residency or commuter requirements. Confirm eligibility with LVC Residential Life before building your housing plan around off-campus living.
Look beyond the years you will live there
Consider a practical layout, lawful bedrooms, parking, laundry, storage and the condition of major systems. These features affect both your experience and the work involved in renting the home later. Compare potential tenants beyond the college community; proximity to LVC alone does not guarantee demand, rent or appreciation.
- Confirm future rental use before buying. Ask the property’s municipality about zoning, lawful occupancy, rental licensing, inspections and parking. Review any association rental restrictions. Annville Township provides rental-license information; other municipalities have their own requirements. Renting the existing home and creating additional units are different plans.
- Explain the full plan to your lender and insurer. Discuss who will own and occupy the home, any parent or co-borrower arrangement, and the proposed later rental use. Mortgage occupancy classifications differ; confirm your loan’s obligations and the insurance needed when the use changes.
- Build a conservative rental budget. Research comparable rentals, then allow for vacancy, mortgage payments, property taxes, landlord insurance, maintenance, major replacements, owner-paid utilities, association fees, licensing and management. Include the costs of preparing and leasing the home after you move out. Rent covering the mortgage payment alone is not the same as a profitable rental.
- Plan for ownership from a distance. Decide who will handle tenant inquiries, repairs, turnover and emergencies after graduation. Obtain management quotes if you may leave the area, and compare keeping the property with selling it.

Ask the seller or landlord for the current electricity, heating, water/sewer and internet arrangements. Confirm service directly with each provider, including installation timing. For remote work, ask about upload speed and the service available at the exact unit, not just the neighborhood.

LVC’s Office of Residential Life sets residency and commuter requirements. Nearby rental housing does not automatically make a student eligible to commute. Before applying for off-campus housing, obtain the guidance and approval applicable to your enrollment and circumstances directly from the college.
